Buying a home is not just about the pricing and negotiation. A great deal of the process has to do with how well a buyer is prepared for making the purchase. This preparation does not need to take a great deal of your time, and most of it can be done from the comfort of your own home or at the office, but it is important to spend some time getting ready before running off to look at specific homes.

Go to your bank and get pre-approved for the amount of money you would like to borrow, so you will know exactly how much home you can comfortably afford. Familiarize yourself with the mortgage process and distinguish between your needs and wants in a home.

I’m going to be honest with you, selling your home involves much more than just placing your listing on the MLS and hoping someone sells it. Although that’s what usually happens.
In under an hour, I will determine the correct price range for your home, I will point out things you should do to your home to make it more appealing to buyers, and I will devise our most effective plan of action.
No matter how attractive and polished your house may be, buyers will be comparing its price with everything else on the market. Your best guide is a record of what buyers have been willing to pay in the past few months for properties comparable to yours in The Hideout. I will produce a thorough comparative market analysis (CMA) with the data of all comparables in The Hideout. Based on these results, we will have a good idea of what the market value of your house is. The ultimate decision regarding how much to ask, however, is strictly yours. But I strongly encourage you to not fall into the temptation of overpricing the property- as this will only cost you thousands of dollars in the long run.
I will suggest, but….You decide the listing price; you decide how easy or difficult you’re going to make it for us to show; you decide whether or not you’re going to put it in good condition; you decide whether you’re going to be cooperative on financing options and closing costs. I don’t decide any of that and neither does the buyer. You’re in 100% control. Additionally, I can’t make the buyer pay what you might want, any more than I can make you take what the buyer offers. You’re in control; you’re the final say over the sale of the house…so it’s up to you as to how marketable you want to make your property.
